If you manage residential blocks or estates in the UK as a Managing Agent, there's a good chance you've inherited a development with EV Chargers already installed (and sometimes already active!). Here's a brief guide on what to do next. For more information, talk to the team at Brim.
UK homebuilders now fit EV chargers as standard on all new-build developments, driven by Part S of the Building Regulations.
Once a development is handed over, the challenge becomes how to manage these chargers, which involves things like billing, tariff control and load balancing.
The good news is that developments from Persimmon, Bellway, Fairview, Taylor Wimpey, Vistry, Weston Homes, Thakeham Homes and others, typically come fitted with Brim's universal 7 kW smart chargers.

The Challenge With “Inherited” Chargers
Inherited chargers may be live but with no tariffs set up and no visibility over who's using them or how much electricity is being drawn. Ultimately, this often means resident are left without the ability to use their chargers at all.
Fixing this means properly onboarding the charging infrastructure onto a management platform.
What To Do Next
Work out what you've inherited:
How many chargers, and where? Driveways, allocated bays and communal bays each need different access setups.
What brand? Check the unit or the O&M/handover documents, or inspect visually.
How is electricity supplied? Landlord supply recovered via service charge, usage billing, or perhaps individual meters?
Is there an existing platform or account? Ask the developer's site team or previous agent, or check for correspondence.
Is anyone being charged for electricity right now? If not, there's likely an unrecovered cost building up.
